The Hilltop:

The hilltop offers views for miles and has lots of trees. On the Northeast corner of the property the property has hillside and hilltop topography. The Topography climbs 120ft and once on top it levels back out. There is approximately 50 Acres of fairly level and useable land on top that offers some of the most breathtaking views you have ever seen. There are multiple building spots. It would be hard to decide which view take advantage of if you decided to build up top. There is one point that looks over the majority of the ranch.

The Center:

The mid-section of the ranch has a gently rolling transition to the creeks. There are many Hardwoods and the ranch is thick with cover, mainly cedar. Selective clearing is needed (It is harder to grow them then cut them down). The hardwoods are plentiful and nicely disbursed throughout the ranch. There are a variety of soils present. There are areas of caliche (perfect for road building) and sandy loam which is unusual for the area. Much of this ranch would actually be well suited for agricultural field development and crop production. Once groomed, this is some of the most pristine country in the entire state.

The Creeks:

Squaw Creek and Hog Creek are present on the property. Squaw Creek runs through the property for almost a mile in the lower South West corner. Both sides of the creek are owned. Very few people are familiar with this creek because there are very few landowners that front it. It is a very strong creek that runs at varying depths through this ranch. There are several areas that the creek bed takes 2 to 4 foot drops in elevation creating little waterfalls. Some of the pools in the creek are chest high and crystal clear. This is a very strong and year round creek that lends itself to the possibility of the creation of a very large lake (although it is gorgeous the way it is). One more thing, there is a small cave on one of the rock bluffs about the size of a truck tire with water gushing from it. It creates a fall that drops about 20ft to the main creek . It is a very rare and beautiful amenity that you just don’t find on many ranches at all. Hog creek is not as strong and definitely lends itself to the development of a large lake. The trees are currently very thick in that area of the ranch and for good reason; an abundance of water.

Summary:

If you are interested in purchasing a “Legacy Ranch”, one that is unique and raw, that you can mold into its full potential, call me.
